The terms of buying a house in the Netherlands as an expat
Not all mortgage providers are willing to finance expats, but luckily there are enough who do. We know the best parties for you and we will show you the most important terms and conditions of these providers.
In case you have a nationality of one of the 27th countries within the European Union or when you have the Swiss nationality, there are mostly no restrictions in terms of getting a mortgage in the Netherlands.
In case you have a nationality from outside the European Union or Switzerland, there can be some restrictions.
Some mortgage providers have the condition that you need to be working in the Netherlands for at least six months. And some even ask for a minimum period of one or two years. You need to be able to prove this by a registration letter of the town you are living in right now (for example).
In case you do not meet this requirement, do not worry. There are a few mortgage providers with no restrictions in this area. But be aware that the options are limited, in this case.
The following permit of residence is accepted by mortgage providers:
– A temporary permit of residence (type I and type III) with non-temporary
purposes. For example, in case you are a highly skilled migrant (kennismigrant).
– A residence permit for an indefinite period (type II, IV, V)
– A residence permit ‘Sustainable residence citizens of the Union’ (Type EU/EER)
